Project: Layout Design - Tampa, FL



Sometimes the “big challenge” is a “small space” with a lot of requirements in it.

How small? 1112 sq. ft.


And how many spaces?


  • 3 bedrooms.

  • 2 bathrooms (one of them being a master bathroom, which is naturally bigger).

  • Master bedroom walk-in closet.

  • Living Room.

  • Open kitchen with an island and a built-in pantry.

  • Laundry Closet.

  • Foyer.

  • Dining room.


Did I mention that this is a house remodel? Let’s see the monetary barriers:


Minor structural changes.


Minor to no changes in main plumbing positions (meaning keep the toilets where they are).




How challenging can this be? Well, just take into consideration that the house is not being extended, and that it currently has only 2 bedrooms and a small kitchen.

I hate to break the news for those who are expecting a weird and tight outcome, but, here’s the truth: we nailed it and achieved an ample open-concept layout with all space and renovation requirements.


I have to admit that the cherry on the pie for me is how beautiful and fluent the space feels, and for the client, the reward from hiring Layout Design services will pay off greatly, giving her family a house to share great moments, and a space to enjoy with the piece of mind that she only paid 275k for it and will be worth more, way more.
