Layout Design is one of our signature services for a very good reason. Aside from the fact that most homes in Florida are poorly planned and have more wasted space than your neighbors front yard, our Layout Design services were thought to give you (and any other decision maker) the options to KNOW what the best design is before it gets done.
Let me give you a perfect example of this, and to be honest, it can hardly get more complicated than this story… (thank you Mr. Judge for giving us a happy ending!).
It was our very first meeting and the first time walking into the client’s house. I could feel some tension in the space right after the wife opened the door for me, so my reaction to take my shoes off (you never know) - don’t bother, this crappy floor will be gone for sure - the wife said while calling her husband who was reheating some lunch. We walked to the dining room and before my butt hit the chair she was telling me about all of her ideas and how complex the situation was, implying that she was the one who actually wanted it but there were some disagreements and uncertainties involved.
The defense arrived at the space asking who I was. After a short introduction he said that the meeting could be a waste of time since they were thinking about not keeping the house at all.

I love challenges, and I have seen these disagreements happening over and over again, after all, both opinions matter, and they both live in that house.
I addressed each one separately, and also picked up all of their needs and wants from their discussion and the potential goals that they both had envisioned. I reminded them that design is risk free and that I was there to make 2 things happen, the first one to put in paper each one’s ideas and the second one, to use our expertise to give them an option integrating both viewpoints. Further than that, the options would have different levels of investment, meaning that one would be best for the case of sale, the second one would be best for a decent space and the third one for turning it into a dream house.
After 2 years of arguing they were a bit sceptic, so I pulled my sketching tools and started drawing the third option. He said that they had never thought of something like that and looked at her with eyes of hope. Man, it was a beautiful thing. Looking at them smile and talking about Thanksgiving dinners, they’re kids visiting and working from home. For the first time in several months they could envision what it was going to look like and how it’d improve their lives.

The 3 options were successfully done as promised, and they are amidst a joint decision.
My prediction is that they will go for the dream house, but I’ll keep you posted about their decision. For now take a look at the options and let us know what you think!
